BOARD OF DIRECTORS MEETING MINUTES

CALL TO ORDER
The meeting was called to order at 4:30 p.m.
FINANCIAL REPORTS
Kevin Etheridge discussed the entrance project expenses which have been paid from operating funds as the project was being carried out during the year. The Board of Directors approved the transfer of $18,800.00 from reserve funds to operating funds, in order to replenish these funds.
Kevin Etheridge will review the trial balance of activity for the general maintenance account for 2007 and report back to the Board.
The members also reviewed the Association's accounts receivable. Kevin Etheridge will provide an update on Lot #X-23 - and Lot #O-24 - . Both of these lots have more than one year Association fees delinquent.
SECURITY
The Board discussed the security policies. The Board suggested that Kevin Etheridge contact Sherry Nix with the Escambia County Sheriff's Department to request that the patrols be made in a marked Sheriff's deputy vehicle instead of an unmarked car.
ARCHITECTURAL REPORT
Carol Wilson gave a brief update on activities for the architectural committee.
GUARD HOUSE UPDATE
Jack Ham was asked to contact contractors to get bids on demolition and removal of the existing guard house.
COVENANT VIOLATION UPDATE
1. - 50 High Pointe Drive - Kevin was asked to follow up with the attorney on the status of this legal action.
2. Etheridge Property Management will send a letter to 30 Marcus Pointe Blvd. concerning the pile of white sand which as been left on the lawn for several months.
3. Etheridge Property Management will send a letter to 30 Marcus Pointe Blvd. concerning hurricane shutters which have been installed on the home.
4. Kevin Etheridge will speak with attorney Suzanne Blankenship concerning the continued violations by at 3 Faison Street. Homeowner continually has tractors, trailers, miscellaneous equipment and boats parked on the property. Although these items move from time to time, the property is constantly in non-compliance. This matter has previously been turned over to Suzanne Blankenship. Several months ago, Homeowner hired an attorney and the matter was temporarily worked out; however, the violations continue.
5. Homeowner – 30 Marcus Pointe Blvd. On July 12, 2007, attorney Suzanne Blankenship sent a letter to the homeowner concerning their mailbox. They had been previously notified by Etheridge Property Management concerning the non-compliance. Since the owners have not complied, Kevin Etheridge was instructed to have the legal team continue legal action.
6. 50 High Pointe Drive. Kevin Etheridge was asked to contact attorney Suzanne Blankenship to continue legal action as the homeower have not complied with attorney's August 15, 2007 letter to remove the basketball goal.
7. Kevin Etheridge was asked to again contact homeowner - 30 Marcus Pointe Blvd. concerning the un-maintained condition of his yard. Homeowner has removed the trailers from his property as the Association requested in the September 13, 2007 certified letter; however, the condition of the yard remains out of compliance with the Association's covenants.
8. 30 Marcus Pointe Blvd. Etheridge Property Management will send another letter concerning the need to mow the vacant lot.
9. 30 Lianna Lane - Etheridge Property Management will send a letter regarding Christmas lights which have been installed on the home out of season.
10. 60 Forest Green Road. The Board asked Etheridge PropertyManagement to send another letter asking the owner to update the Board on plans for re-sodding the lawn.
NEWSLETTER
Carol Wilson asked the Board members to submit articles for an upcoming newsletter.
NEW BUSINESS
The board of directors suggested that Kevin Etheridge contact the Association's landscaping company, Lawn Plus to get bids on cleaning up the areas outside of the retention ponds at Pine Hollow and Forrest Rain Drive.

There being no further business, the meeting adjourned at 5:30 p.m.
